Why use Maximo Properties LLC to represent you in the home selling process?
Listing Fee – How does it work
Typically, most home sellers in the Washington DC metro area will pay a 5% commission (based on the home selling price), 2.5% paid to the listing (selling) agent, and 2.5% paid to the buyer agent.
However, listing your home with Maximo Properties LLC, you will pay a total of 3.5% commission, which includes a 1% listing fee* and 2.5% paid to the buyer agent. For a home sold for $1,000,000, that is a savings of $15,000 over other Washington DC metro real estate agents.
How can you charge a 1% listing fee* when most other real estate agents in the Washington DC metro area charge between 2.5% and 3%?
Easy, low overhead. We don't have teams or groups of administrative people. We use technology to do the work of ten people so that we can pass those cost savings on to our clients!
But don’t I need those “Teams” or “Groups”, aren’t they going to help me sell my house faster and for a lot more money (as they claim)?
Technology has made the home selling process a lot more efficient. The days of a local Realtor® handing out flyers or needing to meet each prospective buyer is over.
As soon as a home is active for selling, sites like Realtor.com, Zillow, and Trulia reach thousands of prospective buyers. Scheduling showings is done online, and potential buyers and their agents can view the property using electronic lockboxes at the property. The contract writing process has also been automated and signatures are also obtained electronically.
How is Maximo Properties LLC using technology to assist the home seller?
First of all, we include a free Matterport 3D virtual tour ($395 value) with each listing. We take an hour to scan the home and then post the virtual tour online. Using virtual tours allows thousands to tour the house, without actually having to be physically present. We had a couple in Arizona make an offer for a home in Maryland without ever stepping one foot in the house.
Also, we understand the seller's time is precious, so we use digital signature software to provide the seller the ease of signing documents. We also do facetime/zoom meeting if the seller is too busy to meet in person.
So with technology, I can pick any real estate agent and get the same results?
Technology has made the home selling process more efficient. It ultimately has brought the cost of selling a home down significantly, but there are still skills/experiences that separate great real estate agents.
At Maximo Properties LLC, our broker, Joseph Woloszyn, has years of experience in the real estate market as well as renovating and flipping properties.
