What is a buyer rebate, and how does it work?
Most home buyers believe that the seller is paying their agent’s commission. Actually, the agent’s commission is already contained in the sales price paid by the buyer.
Most buyer agents in the Washington, D.C. metro area are paid 2.5-3% of the sales price of a home. But at Maximo properties, we keep 1% of the commission and refund the rest (up to the amount of $15,000) to the client.
For example, if a home sold for $1,000,000 with a buyer agent commission of 2.5%, the client would receive a rebate of $15,000. This will be credited to the client at settlement.
How can Maximo Properties LLC provide a rebate when every other real estate agent in the Washington, DC metro area does not provide one?
Easy, low overhead. We don’t have teams or groups of administrative employees. We use technology to do the work of ten people so that we can pass those cost savings on to our clients!
But don’t I need those “teams” or “groups?” Aren’t they essential in helping me in the process of finding and purchasing a home?
Technology has made the home buying process a lot more efficient and less exclusive. The days of a local Realtor® driving clients around or having more information than the home buyer are long gone.
As soon as a home is actively listed for sale, sites like Realtor.com, Zillow, and Trulia make information available to thousands of prospective buyers. Home buyers receive all the same information at nearly the same time that real estate agents do, along with pictures, virtual tours, and more. For most home purchases, the home buyer does much of the work that the real estate agent used to do.
At Maximo Properties, LLC, we don’t need real estate groups or teams. That means that we can pass those cost savings to our clients who, in most instances, can use the refund to assist with the closing costs.
How is Maximo Properties, LLC using technology to assist the home buyer?
We understand the seller’s time is precious, so use digital signature software to provide the buyer the ease of signing documents. We also offer FaceTime/Zoom meeting(s) if the buyer is too busy to meet in person.
So, with technology, I can pick any real estate agent and get the same results?
Technology has made the home buying process more efficient. It ultimately has decreased the cost of buying a home significantly, but there are still skills and experiences that separate great real estate agents from the rest.
